Privacy Policy

Who we are

LandAgent (landagentai.com) is operated by Orange Beaver Inc., 334 Springdale Blvd, Toronto, Ontario M4C 2A4, Canada (“we”, “us”). This policy covers the website, the reports it produces and the Report Assistant.

What we collect

• Account details. Your email address and, if you sign in with Google, the name and profile picture Google shares with us. If you sign up with a password, it is stored only as a secure hash by our authentication provider; we never see it.
• What you ask us to analyse. The listing links, addresses, parcel outlines and documents (such as survey plats) you submit, and the reports we produce from them.
• Report Assistant conversations. The questions you type and the answers returned.
• Feedback you send. When you use Report a problem: your message, the screenshot you choose to attach, the page you were on (and its report or search), your browser and screen size, and your account if you are signed in. Screenshots are deleted after 12 months.
• Technical data. Server logs such as IP address, browser type, pages requested and error details, kept to run and secure the service.

We do not use advertising trackers. Subscription payments, when paid plans open, are handled by our payment processor; we never see or store your full card number.

Information and purposes

When you use searches, reports, comparisons, the Report Assistant, boundary submissions, feedback and disputes, we process what you give us and what we produce for you: listing links, addresses, drawn outlines, search preferences, prompts, messages, evidence files, information extracted from them, and the outputs we return. We use it to provide the feature you asked for, to review disputes and boundary concerns, to keep the service secure and to comply with law.

We also keep account, purchase, credit, security and Terms-acceptance records, to run your account, show your credit history, protect the service and show which version of our Terms you accepted.

How we use it

• To sign you in, keep your reports in your account and manage your subscription and its credits.
• To run the analyses you request and answer your Report Assistant questions.
• To fix problems, review flagged parcel boundaries and improve report accuracy.
• To contact you about your account or the beta, for example when a report you flagged is re-run.

We do not sell your personal information and we do not share it for advertising.

Who we share it with

We use service providers to run LandAgent: cloud hosting and storage, account authentication, AI model providers that process Report Assistant questions and uploaded documents, and data services that retrieve public listing and property records for the listings you submit. They process data only on our instructions and only to provide their service to us. We may also disclose information when the law requires it, or to a buyer or successor if the business is sold or reorganised.

We may use automated tools, including AI, to help review disputes and the documents you send. A person makes every decision.

Some providers are located in the United States, so your information may be processed outside Canada and be subject to the laws of those countries.

AI processing and providers

Some features send information to contracted AI providers to produce a result for you:

• AI Search: your search request, places, filters and the brief you write or answer.
• Report Assistant and comparison chat: your messages, with the report context needed to answer them.
• Report summaries: report information used to write About this property.
• Disputes: your submission and evidence, for automated pre-checks before a person decides.
• Survey plat reading: the survey or plat you upload, to trace the outline it shows.
• Listing photo sorting: listing photos, to choose which to show first.

These providers may process information in Canada and the United States. They act on our instructions, and we remain responsible for information we send them. We do not use your private uploads or conversations to train AI models, and we do not authorize our providers to do so.

Shared reports

Reports are private to the account that got them. If you create a share link, anyone who obtains that link can view the report, read-only, until you stop sharing it or replace it with a new link. A shared report may contain property information and relevant findings or correction notes. Evidence attachments and private account information are not included in shared reports. To remove a report or a correction note, write to info@landagentai.com. We cannot recall copies that other people have already downloaded.

Google sign-in

If you choose Sign in with Google, we receive only your name, email address and profile picture. We use them solely to create and identify your LandAgent account. We do not request access to your Gmail, Drive, contacts or any other Google data. Our use of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements.

Retention

• Account-linked data (reports, searches, comparisons, conversations, outlines you drew): kept while your account is open, and deleted within 30 days of a verified deletion request, except records we must keep, such as purchase, tax and Terms-acceptance records.
• Dispute evidence: deleted 365 days after the final decision or administrative closure.
• Feedback screenshots: deleted 12 months after you send them.
• Logs: web server access logs are kept for 14 days and hosted-service logs for 30 days; other system logs are kept for a limited period and then overwritten.
• Backups: daily database backups are deleted after about 97 days (90 days plus a 7-day recovery window), so deleted information can remain in a backup until it expires. Backups are used only to restore the service.
• AI providers: they process information to return a result and may keep temporary copies for caching, security and abuse monitoring under their terms, and not for training.

We may keep information longer where the law requires it or to establish, exercise or defend legal claims.

Your choices and rights

You can ask to see, correct, export or delete the personal information we hold about you, or withdraw consent to its use, by emailing info@landagentai.com. You can also revoke LandAgent’s access to your Google account at any time from your Google Account settings. If you are not satisfied with our answer, you may complain to the Office of the Privacy Commissioner of Canada or the privacy regulator where you live.

Security

Data is sent over encrypted connections and stored with access limited to authorized staff and the service providers that need it. No system is perfectly secure. If a security incident requires notification, we will notify affected individuals and regulators in the manner and within the periods required by applicable law.

Children

LandAgent is not intended for anyone under 18 and we do not knowingly collect their information.

Changes

We will post any change to this policy on this page and update the date above. If a change materially affects how we use your information, we will tell you by email or in the app first.
